Pune May 11 Amanora Park Town, the first township under the Maharashtra Government's Special Township Policy is under way in Pune. This is being promoted by the Pune-based real estate promoters and builders City Group.

Mr Aniruddha Deshpande, Managing Director, City Corporation Ltd, told presspersons the township, located at Hadapsar, was spread over 400 acres and would entail an investment of about Rs 9,000 crore. The project is being funded by Indian Bank and Bank of Maharashtra.

He said Phase I of the project would have about 3,000 apartments, schools and a 100-bed hospital. Phase I is expected to be completed within 24 months. The entire project is estimated to be spread over three phases. Talks are also on for obtaining another 100 acres of land, he said. He said the offer rate for the two to four bedroom luxury apartments would be about Rs 3,600 per sq ft and would be similar to the pre-fabricated houses and would give the customers a ready to stay house.

These apartments would be fully furnished and have most of the white goods such as refrigerators and even air conditioners. "This is to avoid any type of construction within the apartment, thereby avoiding the chance to even have leakages in the building,'' he said.

The first offering of the Amanora Park Town would have 10 towers each between18-22 storeys high, the first in the city. The township has been designed by P&T Consultants, Singapore-based architects, and would incorporate design elements such as three-dimensional layering effect, glass corners, planters in the living room etc. Mr Deshpande said City Group has partnered with Intel Inc for using their technology and would be offering residents a smart card. The card could be used for shopping for groceries, for hospitalisation and would also have features for monitoring the CCTV protected home and garage, he added.
