An amusement park with entry fee of Rs 2

Mumbai, Aug. 24 It is probably the first theme park promoted by a civic body on a BOT (build, operate and transfer) basis.

The Mira Byander Municipal Corporation, which is on the outskirts of Mumbai, has provided 11 acres to a Mumbai-based developer to establish a theme/amusement park.

More importantly, the project contractor, Vardhman Developers, will keep the entry fee at Rs 2, unlike other parks where the fee is generally over Rs 200.

Keeping in line with the corporation requirements to ensure that the common man can gain entry into the park and go around without incurring expenses, the promoters intend to green a large expanse before a lake, where boating would be allowed.

“Over 500 people will be able sit and move around amid a lush green strip with a view of the lake once they enter,” says Mr Rajesh B. Vardhan, Managing Director, Vardhman Group.

Vardhman will establish play and entertainment facilities at its cost, apart from an annual remittance of Rs 50 lakh to the local body. The fee is subject to a 10 per cent escalation every five years for a 30-year concession span. The park is expected to be operational by March and ground-levelling is currently on. Construction work is scheduled in six-eight months, Mr Vardhan said, adding that the total investment in the park would be over Rs 15 crore.

Revenue model

Once the play and ride equipment are in place, the company expects about 10,000 footfalls a month in the first three months, and the number to go up substantially thereafter.

Boating, skating rings and food courts are expected to contribute to the revenue inflow, besides income generation through amphitheatres, advertisements/hoardings and other promotional activities.
