Mumbai Metro officials to meet Wadala tower developers today

Officers of the Mumbai Metropolitan Region Development Authority (MMRDA) will meet the prospective developers, who have purchased the pre-qualification document for developing the 101 storey tower at Wadala on Thursday.

The Rs 2,500-crore tower project will offer six lakh square feet of built-up area, which is about 25 per cent more than Burge tower in Dubai, according to a media statement. The project would be on build own and transfer (BOT) basis and eligible for four FSI.

Developers, who have purchased the document are, Tata Realty Infrastructure, Reliance Infrastructure, Akruti City, IL&FS Transportation Networks, Indiabulls, Top Value Deal Developers, Shapoorji Pallonji & Co. and Pratibha Industries.

MMRDA is also in talks with Gammon India and Larsen and Toubro for developing the tower, the release said.

“This essentially is a pre-bid meeting to orient developers on issues such as land clearances, the expected financial requirement and to address concerns, if any about the project in the mind of the developers. Such meetings are held when MMRDA is working on complex projects”, said Mr R. Ramana, Additional Chief of the Transport & Communication Division.

“Since the cost of the land is not being recovered from the developer, we expect good responses even in current period of recession,” Mr Ramana said.

Top thirty floors of the tower are likely to be earmarked for international corporate offices, entertainment zones and high-end hotels with service apartments.

The bid-winning developer is expected to construct the outer shell with provision for basic amenities including security system, lifts, air-conditioning, communication and electrical systems. The interiors of premises would be left to be constructed by the occupants, so that they have control over the construction cost.
