Brookfield India Real Estate Trust’s stock gained 1.29 per cent to ₹299.55 on the NSE by 11:55 am today, following the announcement of its Q3 FY2025 results. The company reported a 17 per cent year-over-year increase in same-store net operating income for the quarter ended December 31, 2024.
The office REIT’s operating lease rentals grew 13 per cent year-over-year to ₹442.6 crore, while adjusted net operating income rose 11 per cent to ₹503.7 crore. The trust achieved gross leasing of 11 lakh square feet with an average re-leasing spread of 14 per cent during the quarter.
BIRET’s committed occupancy improved to 87 per cent, marking a 7.7 per cent increase over the past 12 months. The company announced a distribution of ₹4.90 per unit for Q3, with a dividend component of 21 per cent.
The trust recently completed a significant capital raise of ₹3,500 crore through a Qualified Institutional Placement (QIP), attracting investments from major institutions including the International Finance Corporation, Life Insurance Corporation of India, and leading mutual funds.
In the first nine months of FY2025, BIRET acquired a 50 per cent stake in a 33 lakh square feet commercial portfolio in Delhi-NCR from Bharti Enterprises for ₹1,228 crore. The trust currently manages 2.89 crore square feet of total leasable area across key markets in India.
