Akshaya has launched a 2,134-apartment project, positioned as a mini-city, at Thaiyur on the Old Mahabalipuram Road.

The project which has been given five stars by Crisil, is about 25 km from Madhya Kailash, Adyar, and offers one- to three-bedroom apartments priced between Rs 17 lakh and Rs 38 lakh.

Announcing the project, Chitty Babu, CEO, Akshaya, said early buyers can get apartments at Rs 2,850 a sq.ft on the first three days beginning November 23. Akshaya’s own project January sells at Rs 3,200 a sq.ft in the vicinity, he said.

The project has many unique features including a two-BHK unit in 612 sq.ft space. Houses in this project range go up to 1,300 sq.ft.

The project is a joint venture with Kotak Realty Fund and is in line with Akshaya’s earlier commitment, a green building.

The apartments will be distributed across five towers of 12, 14 and 17 floors.

Akshaya’s first entry into educational space will also be with this project, which will house a nursery school, Akshara Nursery School with modern pre-school facilities.

The developer is planning a full-fledged school in one of its later residential projects.

Another attractive feature of the project will be “disabled friendly” features such as anti skid flooring and support rails, he said. The project will take four years for completion. Akshaya will provide maintenance services for 10 years. Residents will pay Rs 2. 50 a sq. ft for the first year and cost plus 20 per cent for the subsequent years.
