The Mandaveli Bus Depot and Terminal will undergo a modernisation with retail and commercial space integrating with Metro station entry/exit and bus drop off and pick up point.

Chennai Metro Asset Management Limited (CMAML), a joint venture of Chennai Metro Rail Limited (CMRL) and Tamil Nadu Industrial Development Corporation (TIDCO), has floated a tender for modern property development building at Mandaveli Bus Terminal and its Depot land at a cost of ₹151 crores.

As part of Corridor 3, Chennai Metro Phase 2 network, entry/exit structures of Mandaveli underground station are planned inside the existing Mandaveli bus terminus and depot. To utilise the land in an effective manner, property development integrated with station entry/exit and Bus Pick up and drop off bay are proposed to be constructed, says a release.

The total development of the building area will be 29,385 sq m. Tower A will have two basement levels to provide parking facilities for 184 two-wheelers and 96 four-wheelers. The commercial/office spaces are planned from the ground to seventh floors featuring dedicated zones for corporate offices, reception lounges, and essential support services, the release said.

Tower-B will have two basement levels to provide parking facilities for 318 two-wheelers and 96 four-wheelers. Retail spaces are planned from the ground to the seven floors, featuring dedicated zones with essential support services. The terrace will include solar panel installations, promoting sustainability and adherence to green building standards.
